Is the quote really free?

How much does a garage conversion cost in Teesside?
Part conversions run £6,000 to £12,000, full single garage conversions £10,000 to £18,000, bedrooms with en-suite £12,000 to £20,000, kitchen extensions £12,000 to £20,000 and detached garages £15,000 to £30,000.
Do I need planning permission?
Usually not: converting the inside of an existing garage is not normally development. The exceptions are listed buildings, conservation areas, new-build covenants and self-contained annexes. Building regulations approval is separate and always applies.
Is my garage suitable for a conversion?
Almost all integral and attached garages are. The three checks are the slab condition, headroom (rarely an issue, unlike lofts), and how the door opening will be closed. Detached single-skin garages need more work but usually convert fine. A proper survey answers all three in one visit.
How long does the work take?
Full conversions typically take 2 to 4 weeks on site, bedrooms and kitchen extensions 4 to 6 weeks, detached conversions 4 to 8 weeks depending on service runs.
Can I live in the house during the work?
Almost always, yes. Most of the work happens behind the garage door. A kitchen knock-through is the exception for disruption: expect a week of dust when the opening is cut.
Do I need a party wall agreement?
Only where the work touches a shared wall: attached garages on semis, or knock-through steels bearing into a party wall. Notify neighbours two months ahead; most consent without a formal award.
